ABR – Submission for Land Use Change has been made!

Hooray!Well, it’s not Diffendoofer Day, but on Friday, October 9th, the official Allan Beach Resort land use change application was completed and submitted to Parkland County for consideration.  Thank you to all who have inquired recently about the future of the Allan Beach Resort – this application puts us one step closer to our goal of offering titled lots to the public as soon as possible.

The application has been received and we hope to make the 1st and 2nd Readings at council on November 24th, 2009.  Following a successful reading, there would be a Public Hearing scheduled so that the community would have an official voice regarding the current redevelopment plans.  If the Public Hearing is successful, the application would receive a 3rd Reading and we would then apply for the subdivision (or bareland-condo) for the property and *hopefully* begin construction as early as this spring/summer!  We all have our fingers crossed and ask for community and public support for the proposed plans so we can realize our vision and develop one of the best properties West of Edmonton.

Official Application Forthcoming

The development team has been hard at work completing the studies, reports, and drawings required for our official application to Parkland County to begin the bareland condo approval process. The process can be simply described as:

1. ASP/MDP Amendments – these are amendments to the text found in the current Area Structure Plan and Municipal Development Plans to allow for communal water systems to apply to a bareland condo. Currently, there is no provision for bareland resorts as none have been done in the County prior to Allan Beach.

2. Land Use Change (rezoning) – changing the zoning from its current use as a recreational campground (renters) to a bareland recreational resort (owners)

3. Subdivision – in this case a bareland condo which allows for individual titled lots for both the proposed cottage and RV lots. In addition, the common space within the property is owned and managed by the onsite condo association. The condo association is a legal entity comprised of a group of elected members (generally owners of lots on the property) who meet to discuss the condo by-laws and manage the overall operations of the resort.

In our opinion, a bareland condo is an excellent development style within a county as the tax base can increase significantly for a piece of property and since the property is self-contained, the condo association maintains the property including utilities, roadways, and maintenance.

The win-win comes in the form of benefits to the community from having owners vs renters at the property. Historically, campgrounds that have been converted are occupied by a new group of owners who are regulated by legally binding bylaws and keep the property in much better repair than a typical campground. The main reason is that the individual owners of lots understand that with proper maintenance of the common property and individual lots has a significant impact on the future property value of their lot. As with any lot ownership, the proposed lots at Allan Beach could have significant increases in property value over time.

This is a very simplified overview of the approvals process and there are many details to be dealt with throughout the approvals process. We are hoping that the approvals go well as we have put a lot of effort in ensuring that all details are in place for this application. Additionally, we are anxious to begin development and providing lots to future residents. To those of you who have expressed interest, thank you for your patience!

Once the formal application has been made, we will update all interested parties as to its status throughout the process.

Below is the latest Concept Plan – the biggest change being around Allan Beach Pond where we have removed all but two lots from around the pond due to the poor soil conditions surrounding the pond and the environmental setbacks and engineering limitations surrounding the pond.  Instead, we are proposing walkout cottage lots at the top of the hill.  This change will provide even more environmental protection along the waterfront and another great public walkway around the pond and all along Hubbles Lake.  All residents will be able to enjoy the water features of the resort while leaving more room for natural reserves.

X Marks the Spot – article

Great article on the buyers of recreational property. The focus for GenX buyers (loosely defined as those born between 1965-1985) are more interested in a lifestyle than an investment property. With people being so busy these days, the idea of a “full-service” resort where you get the relaxing recreational lifestyle close to home but far enough away with little to no maintenance seems to be the target for these buyers. This certainly echoes our thoughts when designing the Allan Beach Resort.

Congratulations Triathletes!!

It was a “perfect” day for a Triathlon yesterday!  It kicked off at the Allan Beach resort with nearly 2000 people in attendance including nearly 1000 participants.  The sun was shining and the wind was still (at least at the beginning).  We were proud to be able to host the event and met many wonderful people there.  I have taken many photographs and will be posting them here soon for everyone to enjoy.  Please check back daily for photos when they become available.

We had a great time!  We had a chance to bring our whole family up and use the beach – it was nice to see some “life” at the Resort.

We also wanted to thank the organizing committee for the Great White North Triathlon for doing such a great job of running the event – the 17th time it has been held!  Wade Church, you’re a real “trooper”!

Congratulations to all participants – looks like everyone had a great time.

New Allan Beach Resort Logo

We have finalized the “look” for the new Allan Beach Resort logo.  It was important for us to show some of the main strengths that the Allan Beach Resort has:

1. Vintage Theme – ABR has existed in one form or another since 1948 so we are looking to showcase the historic nature of the property using a weathered look to the logo, older fonts, and even old canoe paddles in the logo – even the colours were chosen to represent the nature (brown) and water (light blue) but in a “vintage” tone rather than more modern colours.

2. Canoe Paddles – having the canoe paddles was important to showcase the fact that Hubbles Lake is for non-motirized boats only and helps establish the vintage theme as well.  Since more and more people are looking for “peace and quite” rather than “jet skiing and boating”, we felt the canoe paddles helped portray the “simple” or “back to basics” theme of the resort.

3. The location of Hubbles Lake, AB shows its strong dedication to promoting the area and gives a sense of pride by prominently displaying the name of the lake in the logo.

Many thanks to Fulcrum Communciations for the logo design and we will be unvailing the new website on July 5th – in time for the Great White North Triathlon being held at the Resort.
